Fire procedure

If you discover a fire in your apartment or the communal areas of the building, we suggest that you do not attempt to tackle the fire yourself and that you leave the building as quickly as possible, without stopping to gather personal possessions and call 999 as soon as possible.

We suggest that you make your way to the communal garden so that we can try to identify anyone who is missing.

If leaving your apartment is not possible due to a fire in the hallway or communal stair wells, please stay in your apartment, ideally on your balcony, if you have one, with the door shut behind you. This should protect you from the risk of fire and smoke inhalation. This will also enable you to be more visible to emergency services.

Parking etiquette

The association understands that many people have more than one car and wish to bring them on-site.  The lease for Parkland Place states that there is only one allocated parking space per apartment – unless you have a garage, in which case you have the facility to park two vehicles. Therefore, you do not have a legal right to park additional vehicles on-site.

In addition, you may be aware that we have five visitor spaces. The terms of the lease state that the visitor spaces are solely for use by visitors and that residents do not have a legal right to park their cars in visitor spaces. The association realizes that the five visitor spaces are rarely all used, at the same time, by visitors and that residents will often park a second vehicle in a visitor space.

In light of these points the association feels that it is important for residents to understand the following:

Please could residents not park in areas that are not marked parking spaces;

Residents should be aware that visitor spaces are for bon-e-fide visitors and that parking their vehicles, on a first-come-first-served basis,  in these spaces is a privilege and not a right. Therefore, they should be prepared to move their vehicles that are occupying visitor spaces for genuine visitors on request.

If a space is not available for you or a visitor to park a vehicle, then you should park offsite. The association recommends Mallards Way for this purpose.

The association feels that if we all comply with the above points we can all make best and safe use of the car park. If residents persist in ignoring the above points OM may introduce a parking scheme that involves fines.

Bin store etiquette

If you have any large items for disposal such as electrical goods, furniture etc. would you please make arrangements for the council to come and collect them by calling Cherwell District Council.

Alternatively you can take the items to Ardley refuse site.

The council classes the dumping of large items in our bin store as FLY TIPPING and will impose fines on those found guilty of the offence. In addition, if OM Property Management discovers such items they will instruct a contractor to remove them at significant additional cost to owners via the annual service charge.

BBQs on balconies

During the summertime it is likely that people will be having BBQs. The association kindly requests that residents consider using the communal garden for their BBQs and do not use their balcony for this.

Since smoke rises this can be a nuisance to those on balconies above resulting in other residents having to keep their doors and windows closed and not being able to sit on their balconies. There is also a potential fire risk.

Communal tap and hose

Residents may not be aware that there is a communal water tap and hose available for use in the bike store.

If you want to wash your car etc. on site then feel free to use these.
